Online reservations require full payment at the time of booking. For phone reservations, your credit card is charged 14 days before arrival. Phone reservations made 14 days or less before arrival are charged when booked.

Check-In & Checkout

Check-in: 3:00–6:00 p.m.
Checkout: By 11:00 a.m.

 

Early check-in may be available by prior arrangement if your room is ready. Please let us know if your expected arrival time changes.

During Your Stay

​

Rosberg House welcomes adults 18 years and older.

​

We are a nonsmoking, pet-free property. A $200 fee applies for violating either policy.

​

Breakfast and parking are included with B&B room reservations. 

​

Our historic home has no elevator. Please consider stair access when choosing your room and packing for your stay.

​

Hourly rates are not available.

Cancellations

​

As a small, independently owned bed and breakfast, cancellations significantly affect our business. Thank you for understanding our policy.

A $25 cancellation fee per reserved room applies to canceled reservations.

​

Standard reservations

• More than 14 days before arrival: Payments are refunded, less the $25 cancellation fee per room.

• 14 days or less before arrival: Payments are nonrefundable unless the canceled room nights are rebooked. If only some nights are rebooked, a refund applies only to those nights, less the $25 cancellation fee per room.

 

Holidays & Festivals

A 60-day cancellation deadline applies to holiday and festival stays.

• More than 60 days before arrival: Payments are refunded, less the $25 cancellation fee per room.

• 60 days or less before arrival: Payments are nonrefundable unless the canceled room nights are rebooked. If only some nights are rebooked, a refund applies only to those nights, less the $25 cancellation fee per room.

 

No-Shows & Early Departures

The full reserved stay is charged for no-shows and early departures. No refunds are provided.

 

Gift Certificate Reservations

Reservations paid with gift certificates follow the same cancellation terms as other room reservations.

Damages & Missing Items

​

Charges may apply for damage, missing items, or excessive cleaning and will be charged to the credit card on file.

 

This includes items such as remote controls, bathrobes, linens, pillows, mugs,

and books. Please contact us with any questions about these charges.

Items Left Behind

​

Please check your room carefully before departure.

​

Items requested to be mailed back incur a minimum $10 handling fee. Please allow up to 30 days for their return.
