Making Reservations:
Rooms may be reserved online or by phone. For your convenience, online reservations are paid in full at the time of booking. For phone reservations, your credit card will be processed 14 days prior to check-in; reservations made within 14 days of arrival will be charged at the time of booking. We kindly ask that you review our cancellation policy before confirming your reservation.

To ensure a comfortable and enjoyable stay for all guests, please note the following:
The Rosberg House is a non-smoking and pet-free property. A $200 fee will be assessed if either policy is violated.
Rosberg House is an adults-only bed and breakfast. Guests must be 18 years of age or older.
Check-in is from 3:00 PM to 6:00 PM. If your room is ready, I am happy to accommodate an early check-in by prior arrangement. Please arrive at your agreed-upon time or notify me of any changes, as the hours between 11:00 AM and 3:00 PM are reserved for cleaning and errands.
If you plan to arrive after 6:00 PM, pleas let me know your approximate arrival time. You may call, text, or email your ETA at 785-250-0508 or rosberg@rosberg.house. All Guests arriving after 6:00 PM will receive self check-in instructions by text.
Check-out time is 11:00 AM.
All overnight guests enjoy complimentary breakfast and free parking during their stay.
Please note that there is no elevator, so we recommend packing accordingly.
Hourly rates are not available.
Items left behind and requested to be mailed will incur a minimum $10 handling fee and may take up to 30 days to be returned. We apologize for any inconvenience and kindly encourage guests to double-check their rooms prior to departure.
To help us maintain the quality of our historic home, we reserve the right to charge for damages, missing items, or excessive cleaning. Any damaged or missing items discovered after check-out will be charged to the credit card on file. This includes, but is not limited to, remote controls, bathrobes, linens, pillows, mugs, room keys, and books. Please feel free to ask if you have any questions about this policy.
Cancellation Policy
As a small, independently owned bed and breakfast, cancellations have a significant impact on our business. We appreciate your understanding.
All cancellations are subject to a $25 cancellation fee per booked room and are handled as follows:
• More than 14 days prior to arrival: Full refund, less the $25 cancellation fee
• Within 14 days of arrival: Non-refundable unless the room is rebooked for those dates, less the $25 fee
• A 60-day cancellation policy applies to all holidays and festivals
Cancellation terms for the Vacation Rental are outlined in the rental contract. All vacation rental reservations must be made by phone.
Gift certificates follow the same cancellation terms as room reservations booked online or by phone.
